Residential: the Springfield split-level garage
The classic Springfield garage is attached, sits partly below grade at the back wall, and shares a wall with a finished lower level. That layout creates a specific problem we see constantly: the back of the slab holds moisture, the front spalls where the plow and the de-icer hit, and the whole floor sheds dust straight into the room next door.
Our fix is not a coating decision, it is a prep decision. We moisture-test the back wall separately from the front, diamond-grind the entire slab, rout and fill the control joints and cracks, rebuild the spalled apron, and then prime for the conditions we actually measured. Only then does the decorative system go down. It is the difference between a floor that lasts twenty years and one that lifts in two.
Garage floors
Decorative flake with a polyaspartic topcoat is what most Springfield homeowners land on: it hides imperfection in older concrete, resists hot tires and salt brine, and you are parking on it again in about 24 hours.
